As a landlord, you are probably aware of the requirements to have an EPC C rating by 2030. Some key information which is little known, is that the whole scoring methodology behind the EPC ratings is due to change well ahead of this date.
The HEM or Home Energy Model which is to replace RDSAP10 will mean that Energy Performance Certificates (EPCs) in the UK are undergoing significant reforms, driven by the government’s net-zero goals and the need for more accurate, actionable metrics.
The changes will primarily affect how EPCs are calculated, displayed, and enforced, with implementation phased in from later this year.

Our urgent advice to landlords is to therefore lock a C rating in now under the current RDSAP10 scoring mechanism which will protect you for the next 10 years.
Dependant on the thermal envelope (or heat loss perimeter) of your property this can be achieved economically with costs in the hundreds of pounds as opposed to thousands.
